What is a property inspection?
A property inspection is an objective, physical evaluation of over 400 components of a property (home, business, etc.) from the foundation to the roof. If deficiencies or risks are found, the inspector will report those to the client.
What is included in a property inspection?
During a standard property inspection, a licensed professional inspector will evaluate the building and its components including foundation and structure, grading, drainage, roofing and flashing, chimneys, insulation and ventilation, doors and windows, interior and exterior finishes, electrical systems, plumbing systems, and more!
After the inspection a detailed report, with photos, is provided to clients, along with a walk-through outlining the results of the evaluation. Only items that are visible and accessible will be included in the report.
Why do I need a property inspection?
For buyers, purchasing a new property may be one of the largest investments you make in your lifetime. Having the property professionally inspected gives you a thorough knowledge about the condition of the property and may bring to your attention risks, deficiencies, or oversights in the building process, helping you to make a more confident decision with your investment.

What will a property inspection cost?
The cost of a property inspection varies depending on the size of the property and its age. We will be happy to give you a free quote.

When should I schedule a property inspection?
For sellers, we recommend scheduling a property inspection before listing the property on the market in order to make any repairs that could increase the value and marketability of the property.
For buyers, the best time to schedule a property inspection is as soon as the purchase contract has been signed. The Texas Real Estate Commission (TREC) Residential Contract allows for buyers to have a property inspection. Amendments to the purchase contract can be made during a negotiated period of time called the option period. Once the option period has expired, amendments to the purchase contract cannot be made. It is highly recommended that an inspection is performed early during the option period to give you plenty of time to request changes if needed.
Do I have to be present during the property inpection?
You are not required to be present during the property inspections. However, we highly recommend that you are present for at least the last 30 minutes of the inspection for us to do a walk-through with you, showing you the results of our evaluation and giving you the opportunity to ask any questions.
When will I receive my inspection report?
Clients will receive the inspection report on the same day of the inspection. Under rare circumstances, a client may receive the report next day.
What information will be included in the inspection report?
The inspection report will include feedback and photos (if applicable) on everything we evaluate, whether good or bad. If we notice risks, deficiencies, failures, etc. we will provide detailed information on the defect as well as a recommendation on the right professional to consult for repair or further evaluation.
Can I inspect the property myself?
Sure, but is that the best choice to help protect your investment? A professional inspector has been trained in elements of construction, safety, and components of a property, including maintenance, proper installation, and what causes failure of the different components of the property.
Aside from the lack of professional experience, many homeowners find it difficult to be completely objective, especially if they become emotionally attached to a specific property. An objective evaluation from a third-party professional is the best way to get all of the facts about a property.
How long will my property inspection take?
This depends on several factors of the property such as how old it is, how many square feet, pier and beam vs. slab, one story vs. two story, etc. We can give you a time estimate when we receive the details on the property.
